How to Calculate Roofing Materials: Step by Step

Accurate roofing estimates prevent costly material shortages and ensure proper coverage. Follow these steps for gable, hip, and mansard roofs.

  1. Measure the house footprint. Record length and width of the house at ground level, including overhangs. For a 40×30 ft house: 1,200 sq ft footprint.
  2. Determine the roof pitch. Pitch is expressed as rise over 12 inches of run. A 4/12 pitch rises 4 inches for every 12 inches horizontal. Measure from the gable end or use a level and tape on the roof surface.
  3. Calculate the pitch factor. Pitch factor = √((pitch/12)² + 1). For 4/12: √((4/12)²+1) = √(1.111) = 1.054. This accounts for the sloped surface being larger than the footprint.
  4. Calculate roof area. Roof area = footprint × pitch factor. For 1,200 sq ft × 1.054 = 1,265 sq ft. For hip roofs, add 5-10% more for hips and valleys.
  5. Convert to squares and add waste. Squares = roof area ÷ 100 × (1 + waste%). Simple gable: 10% waste. Complex with many valleys/dormers: 15-20%. Bundles = squares × 3 (or 4 for premium).
